The Mill · Engine House · River House · Cathedral House
Heritage. Riverside. Reimagined.
Welcome to
Set on the south bank of the River Nene, The Mill Yard brings 80 brand new apartments to one of Peterborough's most exciting riverside regeneration areas. At its heart sits the historic mill building itself — built in 1848 and now sensitively converted into homes and ground floor commercial space — alongside three newly built blocks: Engine House, River House and Cathedral House.
It's a development built on the working history of the site — the mill, the river, the wharf — reimagined as a place people are genuinely proud to call home. A mix of 1, 2 and 3 bedroom apartments, most with private balconies, real materials, real security, and a management team who are easy to reach. Launching to the market October/November 2026.

Why Choose The Mill Yard?
Four distinct blocks, one connected riverside community — five minutes from Peterborough city centre and the Cathedral.
Direct frontage onto the River Nene at Fletton Quays, one of Peterborough's key regeneration sites.
The Mill itself dates to 1848 — sensitively converted rather than demolished, keeping the site's character.
Walking distance to Peterborough Cathedral, Queensgate and the city centre, with mainline rail links nearby.
A mix of apartment sizes across all four blocks, to suit professionals, couples and families alike.
Most apartments benefit from their own private balcony or terrace, many with river views.
Passenger lifts serve all four blocks, covering every floor from ground to top.
Fibre connectivity to every apartment across all four blocks.
Site-wide CCTV, audio/video entry systems and secure private entrances.
On-site allocated parking across the development, including electric vehicle charging points.
Dedicated, secure cycle stores provided for every block.
A new pedestrian bridge is being built on the doorstep, linking the site directly to the Embankment.
From converted mill apartments to new-build riverside blocks — a genuine range across the scheme.

The Local Area
Fletton Quays is one of Peterborough's flagship riverside regeneration areas, sitting directly on the River Nene just south of the city centre. It's already home to modern office space, riverside walkways and landscaped public realm — with The Mill Yard adding new homes to that story. A new pedestrian bridge is being built right on the doorstep, connecting the site directly across the river to the Embankment.
Peterborough itself is well connected: direct trains to London King's Cross in as little as 45–50 minutes, easy access to the A1(M), and Cambridge within easy reach for work or study. The city centre — Queensgate shopping, the Cathedral, the Key Theatre and the wider restaurant and bar scene — is a short walk or cycle from the development.
For green space, Ferry Meadows Country Park is a short drive away, offering walking, cycling and watersports along the Nene Valley.
Travel times are approximate and for guidance only — to be confirmed.
